Prescreen Yourself
Maximum occupancy is four (4) using International Property Maintenance Code (IPMC) Section 404 Occupancy Limitations.
Minimum credit score 690, no unpaid collections, past due taxes or judgments, and assessment of criminal history or substance abuse.
Minimum before deductions gross income averaging $4,300 per month for the past 12 months, or an annual income of $51,600.
Total monthly installment and revolving payments plus lease payment must not exceed 36% of income (i.e. $1,195 + $353 ÷ $4,300).
Total available funds must total no less than $2,390, which is one-month lease payment plus damage deposit, which is equal to one-month lease payment, and is due upon signing a Lease Agreement.
Verification of savings ability must equal no less than $3,940. Our Fair Housing Initiative does not allow for persons living paycheck to paycheck, and borrowing money to pay obligations is living beyond a budget without consideration of expected expenses such as repairs and health care.
No smoking on premises or use of illegal drugs.
No animals.
We do not accept section 8 vouchers.

Summary of Terms
Each person earning income, has a credit score 690 or greater and aged 18 or older is a prospective lessee and may complete a Lease Application. A person having no income or credit score or age is less than 18 is an occupant dependant.
Lease application fee is $75 for each prospective lessee and excludes your payment to order a credit report. Generally, cost of a credit report is $20.
Receipt of a lease application fee initiates our review of a credit report, underwriting stability of income and affordability, available funds and savings ability.
Six (6) months Lease Agreement.
Damage deposit equal to one-month lease payment is due upon signing the Lease Agreement. This deposit is refundable according to the provisions written within the Lease Agreement.
Lessee shall order and pay for required utilities: City of Independence water and electric, and Spire Gas Energy. Please directly contact those services for additional information concerning monthly expense. Consumption of those utilities are subject to the lessee's and its occupant dependent's behaviour.
Lessee shall learn, order and pay for Renter's Insurance, and evidence shall be presented to the owner prior to signing a Private Lease Agreement.
